South Farm offers self catering holiday cottages in Devon with free fishing open all year set in the beautiful Blackdown Hills, an Area of Outstanding Natural Beauty.

Nestled on gentle slopes between Honiton and Cullompton in East Devon, we offer a self contained holiday with a choice of six self catering cottages and a large farm house with its own hot tub, giving a total compliment for up to 42 people. South Farm is an idyllic holiday destination within an Area of Outstanding Natural Beauty less than an hours drive from Exmoor or Dartmoor. The guests at South Farm can enjoy stunning views and share the wonderful facilities.

The Farm House (10) is a luxuriously appointed 5 double bedroom 17th Century Devon long house with three bathrooms, conservatory, large enclosed private garden, outside hot tub, double garage and magnificent views from most of the principle rooms, and expansive patio. The house is extremely well equipped, boasting a 40” flat screen television with sky, DVD and Stereo player in a huge lounge with large wood burner; a fully equipped cottage style kitchen with washing machine and dishwasher, and a large dining room with an AGA. There is also a mezzanine study area with desk, additional seating and wi fi broadband connection.

For the larger party (16) there is a connecting door to the rear at ground floor level to Oaktree Cottage, which is equipped to the same high standard

Oaktree Cottage (6) is a recently refurbished, three double bedroom, two bathroom, two storey house with magnificent distant views accessed off a car free central courtyard. Downstairs, there is a new fully fitted kitchen with a dishwasher, large fridge freezer and washer dryer; a dinning area that opens out onto a patio and a twin bedroom with en- suite. The lounge has a wood burning stove to complement the new oil fired central heating and large windows overlooking its garden and views beyond. Upstairs there are two bedrooms, the master bedroom again having magnificent views and one twin, and a new bathroom with fitted shower over the bath.

The Property has its own private and self contained garden with garden furniture, barbecue and the most magnificent views to as far as Exmoor.

Coshes Garden (5) is a single storey, two-bedroom cottage retaining beamed ceilings and part stone walls, accessed off a car free central courtyard. It also has a newly fitted open plan kitchen with its own washing machine and dish washer and a living room with wood burner, patio doors to lawn and magnificent views. Coshes has a double bedroom and a second bedroom with a set of bunk beds and a single bed.

Cinders Cottage (6) is a three bedroom, single storey cottage retaining beamed ceilings and part stone walls accessed off a car free central courtyard. Double patio doors open to lawn and magnificent views. The large sitting/dining room includes a wood burner, a newly fitted open plan kitchen with washing machine and dishwasher. Cinders has a double bedroom, a twin bedroom, both with magnificent views and a small bedroom with full size bunk beds.

The Property has its own private and self contained garden with garden furniture, barbecue and the most magnificent views to as far as Exmoor.

Stable Cottage (6) has been newly refurbished it is a three bedroom single storey cottage, accessed off the car free central courtyard or through the large glass conservatory from a car parking space and to its own garden with magnificent views over farmland and distant woods. The lounge / diner and large glass conservatory makes this a lovely roomy cottage with lots of space for the family. The wood burner in the lounge makes it a cosy cottage in the evenings with a DVD and Free View 32" TV. There is a separate kitchen with cooker, fridge/freezer dishwasher and microwave. The double bedroom is off the living room and there are 2 further twin bedrooms and a large bathroom with over the bath shower and washing/dryer machine. All of our cottages have a charcoal BBQ and outside furniture to make the most of those long summer evenings.

Our Farm House and Cottages offer a full range of accommodation types, complimented by a full range of on site facilities. These include:

Large outdoor solar heated swimming pool ( open May – September)

Three well stocked coarse fishing lakes plus a stock pond.

Tennis Court (not suitable for competition play|)

Play Barn with small badminton court and table tennis table plus lots of toys and things.

Small Gym, Sauna and Spa. (There is a small charge for the use of the spa)

Outdoor Children’s Play Area – recently installed, including trampoline

Apart from coarse fishing in our lakes, strolling our quiet lanes and enjoying the birdsong and peace, we have our own access to adjoining Woodland Trust woods. Within walking distance there is also the Sheldon Equestrian Centre, Hollies trout fishery and by prior arrangement we can also arrange a visit to the local milking parlour only a short walk away by footpath. There is also good cycling, along the quiet country lanes.
