The Patch is a comfortable, dog friendly holiday home - with a Victorian railway carriage hidden at its heart! It’s at Snettisham Beach, about two miles from Snettisham village itself, and between Kings Lynn and Hunstanton.

It has a large, enclosed, private garden, and is on the edge of a lake, a few minutes walk from a quiet, undeveloped beach where dogs are allowed all year round. Anyone looking for a peaceful place far from crowds, traffic and street lights is likely to enjoy a stay at The Patch.

On the edge of the RSPB Snettisham bird and wildlife sanctuary, with open access all year, The Patch is surrounded by a wonderful wild land where children (and dogs) can run, play and explore freely.

Available throughout the year, The Patch can sleep up to eight people in four bedrooms, two upstairs, one with a king size bed, the other with a single bed and optional folding bed. The other two bedrooms (twin beds and bunks) are downstairs in the railway carriage, as is the shower room/toilet – handy for less able or elderly guests.

The house has a large lounge/dining room, with a big wood burner. The kitchen is also a good size, with a table seating six. It’s well equipped with a full sized electric cooker with double oven, larder fridge, microwave and other small electricals, although we cannot offer a dishwasher due to plumbing limitations. There’s a freezer, secondary fridge and washing machine in an outhouse.

A TV with Freeview, DVD player with plenty of family friendly films & CD player.

Plenty of books for adults and children, local maps and guides.

A cupboard which is full of games and pastimes for adults and children.

Outside there’s a garage with a number of bicycles for guests’ use, although we don’t provide helmets.

Plenty of garden furniture, large barbecue made from half an oil drum.

Public facilities:

There’s a small, well stocked independent general store which serves the nearby private caravan and campsites between March and October, and an excellent seasonal fish and chip shop.

At Snettisham village, about two miles inland,

Co-op which is open long hours and has a cash point.

Veterinary surgery, chemist, hairdresser, etc.

Good local places to eat are the Rose and Crown and Queen Victoria pubs, and Old Bank restaurant.

The Granary, a large red-brick building on the edge of the village, has a pleasant café and is home to a vintage, collectables and crafts market.

Castle Rising.

Caley Mill Lavender Farm.

Bircham Windmill.

Sandringham House, where you might spot a real live member of the Royal Family!

The cheerful Victorian seaside resort of Hunstanton is about 6 miles away, offering all the usual holiday attractions including water sports, a Sea Life centre, leisure centre with swimming pool, funfair, theatre, a good range of shops and a pleasant beach.

Kings Lynn, about 9 miles in the opposite direction, is a fine old market town with beautiful historic buildings and many high quality attractions.
